Rent & Payments

Rent charges are applied on the first business day of each month. If you’d like to make a payment before the charge appears, you can enter the amount manually in the Extra Payment section. The payment will be automatically applied once your rent is charged.

Rent is always due on the 1st day of each month.

Rent is always due on the 1st day of each month. A late fee is assessed if your rent is paid after the 5th of the month.

Late fees are calculated based on local RLTO.

  • Chicago: $10 for the first $500 in monthly rent, plus 5% of the monthly rent that exceeds $500 {MUN. CODE CH. 5-12-140 (H)} (Per Chicago RLTO)
  • Glencoe/Winnetka: $10 for the first $1,000 in monthly rent, plus 5% of the monthly rent that exceeds $1,000 (Per Cook County RLTO)
  • Evanston: $25 for the first $1,600 in monthly rent, plus 5% of the monthly rent that exceeds $1,600 (Per Evanston RLTO)
  • Highland Park: 5% of the monthly rent

You can pay your rent in one of the following ways:

  • By check: Mail or drop off a physical check to our office at: 2320 N. Damen, Suite 1D, Chicago, IL 60647
  • Online: Use ACH, debit, or credit card through the RentCafe online portal.

If you haven’t moved in yet, not all charges may have been posted to your account. Please use the “custom amount” or “extra payment amount” option in RentCafe. Your account balance will update once all charges are posted, usually at the beginning of the next calendar month.

Lease Renewals & Roommates

You’ll receive a Lease Renewal Proposal electronically through RentCafe at least 60 days prior to your Lease expiration date. Simply sign the document with your electronic signature, and our office will countersign to complete the process!

Parking Renewals are sent separately from apartment Renewals. You’ll receive a separate document through RentCafe, which also requires your electronic signature.

Internet/Utilities

Please contact your internet provider — Astound or Xfinity — directly for any connection or service issues.

Please coordinate directly with Astound or Xfinity to return your equipment by mail or in person. Unreturned or discarded equipment may result in provider-issued charges.

This is a common issue. Please call ComEd directly at 1-800-334-7661 to set up your
service over the phone.

Maintenance & Lockouts

Requests can be submitted in several ways:

During Business Hours (Mon–Fri, 9 AM–5 PM) (No Fee):
Contact your building engineer. They’ll do their best to help you regain access quickly.

After Business Hours (Fee Varies):

  • Contact your building engineer. They’ll do their best to help you regain access quickly.
  • If your engineer is available, a $75.00 fee will apply.
  • If your engineer is not available, please contact a locksmith directly.
  • You will be responsible for any locksmith fees.

Pets

Yes, all of our buildings are pet-friendly.

Tenants must have permission from our office to have a pet in the unit. Please contact our office: [email protected]

  • Dogs:
    • Up to 2 per unit
    • Maximum weight: 40 lbs each
    • $500 one-time, non-refundable fee per dog
  • Cats:
    • Up to 2 per unit
    • $295 one-time, non-refundable fee per cat
